Outline Estimate
If an indication of a total cost for a project is required, prior to going too far down the line of paying for detailed drawings, planning permision etc. We can provide an accurate estimation of the anticipated costs to aid in the making of your decision. This service is available to architects, homeowners & builders alike. This service can be provided at a fraction of the cost of a detailed estimate.
Detailed Estimate
Currently, our most popular service is our Detailed Estimate, this is a Microsoft Excel based document, and is separated into 7 key sections, using tabs on the spreadsheet.
The Detailed Estimate opens on the "Guide" Page, this tells you everything you need to know to work the spreadsheet, it tells you how to alter figures, and even gives you tips on printing.
3 of the pages within our Detailed Estimate are the "Material Detail", "Labour Detail" and "Plant Detail" pages. These pages list all of the Materials, Labour Hours, and Plant Equipment within the project. On the Plant Detail page you are able to change the rates from what we have allowed for (based on the national average rates) to rates that you think you will pay. This will help make the final estimate value more specific to you. You can also change the profit margin on all three detail pages. Any figures you change will automatically be updated in the totals.
1 of the sheets is called "Material Rates", this is a unique list of all the materials shown on the "Material Detail" sheet. You are able to change the rates of these materials, and the entire estimate will update automatically.
You are also able to change the Labour Rates that we use (also based on the national average). This is done on the "Labour Rates" Page, which tells you all of the rates that have been used in your estimate. This will automatically update the "Labour Detail" Page and the relating totals.
There is also a page to show the Provisional and PC Sums which covers any items that cannot be accurately valued at estimating stage.
Finally, all of the totals on the previous pages are summarised on the "Summary" Page inside of a table. The table is broken down vertically by Build Phase, and horizontally by Materials, Plant & Labour. Client's Estimate
This is an Estimate that builders commonly ask for on top of the Detailed Estimate, which we can provide for a small fee. It presents the estimate in a more client friendly format using Microsoft Word.
Our Client's Estimate is broken down by build phase using headers and images at the start of each phase. It starts with an introductory letter to your client, then the estimate, followed by an acceptance letter at the end, making this a professional and job winning document for you to hand to your client.

Programme Of Works and Cash Flow Projection
As an "add on" to an estimate we have completed, for a small addittional fee we are able to provide an accurate Programme Of Works, this will help you to plan out your project, to be as time & cost effective as possible. It will also provide a detailed cash flow projection for the duration of the project. This information can be tailored to fit the specific requirements of the build.

Periodic Valuations
We are able to offer a service where we visit the site on a regular basis during the construction process to value the work undertaken to date. This enables the contractor to provide an accurate invoice for the client, or for the client to ensure a contractors payment request is proportionate to the work undertaken to date against the contract sum.
